Hammock Realty, LLC will manage your property for you. We will take care of every step in the rental process from listing
your home for rent to the final move out inspection at the end of the lease.
We will present you with a Comparative Market Analysis (CMA) of what homes are currently listed for and will discuss with you
your options regarding pets, furniture, lease terms and any concerns you have.
Your home will be listed on the MLS for optimum exposure, advertised in "The Home Finder" and put on our web
page.
A sign will be placed in the yard with flyers and contact information.
Anyone interested in renting your home will fill out an application, have employment and salary verified, and a credit
check will be preformed.
Prior rental history is verified, references requested and criminal activity in Escambia County is checked.
If the prospective tenant meets the criteria set, then contact is made with you to discuss whether or not you will approve
or deny the application. The choice is yours.
We will collect a security deposit and pet deposit as applicable and hold these funds in a non-interest bearing escrow
account.
We will collect the monthly rent and mail it to you. A late fee of $100 for rent paid later than 3 days after rent due
date.
Tenants do a thorough walk through before moving in and note any defects or damages.
Advise tenant of any special issues specific to your home.
Do periodic drive-by and interior home inspections.
Communicate with tenant regarding any maintenance issues. Arrange for repairs as needed after contacting you to advise
of the situation.
Manage problems regarding late payments, non-payment or complaints about tenant. Pursue payment of any funds owed.
File eviction proceedings if necessary.
Advise tenant of cleaning and maintenance requirements.
Advise tenant when home will be back on the market and that it will need to be shown to prospective tenants.
Do final walk-through to assess any discrepancies from the initial move-in walk through.
Contract any cleaning or grounds keeping not completed by tenant. Also, we will have carpet professionally cleaned.
Return to tenant security deposit, deducting fee for carpet cleaners and any other contracted service or repairs.
Our fee for service is one time per tenant fee of 35% of one full month's rent to cover advertising and agent payment
for bringing an approved tenant. For the remainder of the tenancy 10% of rent collected monthly. These fees will be directly
deducted from rent collected.
